La Plata Communities, Inc. (“La Plata”) is now in its 28th year of Master Planned Community development. La Plata is the developer for the Briargate Master Plan including Cordera, North Fork at Briargate, Pine Creek and Briargate residential communities, the Briargate Business Campus and Briargate Crossing. Briargate has become one of the largest and fastest growing areas in the northeast section of Colorado Springs, encompassing more than 9,600 acres and establishing itself as one of the most viable residential areas in our community. Additionally, since 2013, La Plata has been the master developer of The Farm, a 450-acre mixed use project in north Colorado Springs. The Farm is a legacy property held since 1947 by the Allison family, who is a partner in the development. La Plata’s vision for incorporating The Farm’s neighborhoods into over 140 acres of open space within the community will maintain a sense of the Allison family’s Foothills Farm’s past. La Plata is also developing land parcels surrounding Lake Woodmoor in Monument, Colorado. La Plata Communities is also the creator and developer of The Campus at Foothills Farm Business Campus.

Experience & Qualifications

La Plata’s professional, highly trained, effective and seasoned staff has extensive experience in all aspects of master planned community development.  The activities performed by La Plata personnel include:

  • Initial community visioning and planning
  • Financial planning and structuring for all development activities
  • Gaining local land use entitlements, negotiating development and annexation agreements
  • All land development management activities, including utility planning, design and installation; on-site development activities; engineering management; subcontractor contracting and supervision; landscape design and installation; stormwater management design and implementation
  • Builder contracting and relations, including all builder programs and product segmentation planning and implementation
  • Special district formation and management
  • Community association set up, management and transition to homeowners
  • Amenity design, development and management
  • Landscape maintenance services
  • Real estate sales brokerage services
  • Community marketing; cooperative management, including advertising, real estate agent relations, web-site management, public relations, signage programming and related communications
  • Development of original architectural and landscape design guidelines and performing active enforcement through a design review board
  • Control through sophisticated reporting, budgeting and accounting systems, including forecasting and cash flow management

Entity

La Plata Communities, Inc. is a Colorado corporation, which was originally formed in 2007. It is a successor to LP47, LLC, d/b/a La Plata Investments, which was formed in 1995 to acquire approximately 5,000 acres within the Briargate Master Plan in Colorado Springs and developed Briargate from 1995 to 2007, when La Plata Communities was formed as part of a corporate reorganization. The owners of La Plata are B. Douglas Quimby and Michael Ruebenson. The board of directors consists of Mr. Quimby, Mr. Ruebenson and Ms. Lindsey Nigon. La Plata currently has 19 employees.
